What we found, what we did, and how it turned out.
The homeowners contacted us after noticing water stains on the ceiling following a heavy rainstorm. After our inspection, it was clear the 22-year-old asphalt roof had reached end of life — widespread granule loss, cracked flashing around all three penetrations, and failed sealant along the ridge.
We completed a full tear-off, replaced two sections of damaged decking, installed a new ice-and-water barrier along all eaves, and laid new architectural shingles with updated flashing throughout. The entire project was completed in two days. Magnetic nail sweep performed twice, all debris hauled off-site, and a final walkthrough completed with the homeowners before we packed up.
