The question most homeowners ask too late.
Most people only think about their roof when water starts coming in. By that point, the decision has already been made for them — and it's almost always a full replacement.
The smarter move is knowing what to look for before a problem becomes a crisis. Here's how we assess roofs at Marsanz Built — and how you can spot the signs yourself.
Signs that a repair will do the job.
If your roof is under 15 years old and the damage is localized — a few missing shingles, a single section of worn flashing, or a small area around a penetration — repair is almost always the right call.
- Isolated damage in one or two sections
- Roof under 15 years old with no widespread wear
- Flashing failure at a single penetration
- Missing or lifted shingles after a storm
- No visible granule loss in gutters or on the ground
"If the structure is sound, there's no reason to replace a roof that still has years of life left. We'll always tell you honestly."
Signs that replacement is the right call.
When the damage is widespread or the materials have reached end of life — it's time to replace. Repeated repairs on a worn roof cost more in the long run.
- Roof over 20–25 years old with widespread wear
- Granule loss visible in gutters across the whole roof
- Multiple layers already installed — no room for re-roofing
- Sagging or soft spots in the decking underneath
- Damage in three or more separate areas
